All those properties where the BBMP has approved the layouts for constructions are classified as A-Khata property. Regions in Bangalore where the BBMP has not approved / recognised layouts for construction are classified as B-Khata property. Properties in outer areas of city, like Electronic City, Sarjapur Road, Devanahalli; are still under the Talukas and are classified as Panchayat property.
Construction on a B-Khata / Panchayat property is essentially a non BBMP approved construction. Also, the Titles for B-Khata / Panchayat properties are not registered. Hence most of the nationalized banks will not allot any loan on such properties.
Depending upon your elgibility and the khata status of your land, you will eligible to get loan from either Nationalized Banks, Co-operative Banks or NBFCs (like CANFin, HDIL, India Bulls etc.)
Interest rates vary with customer profile and type of property. They usually start at 9.33% per annum.
The amount that can be financed typically depends on profile of customer and type of loan (Renovation, Property Purchase, Property Extension, New Construction). Usually upto 80% of project value can be borrowed.
